Finding the vendor, collecting quotes, scheduling around the resident, preserving communication, and verifying the work is real labor. Our coordination fee is exactly 10% of the vendor invoice. The original PDF and the fee remain separate lines.

Work above the owner's threshold cannot proceed without explicit approval. Quote options, the decision, actor, and timestamp stay attached to the same work order.
